Whether you are a landlord or a tenant, the lease is the document that sets out your rights and obligations during the tenancy. It’s important to make sure you understand your obligations and, importantly, your rights.

Are you about to to lease a building?

If you are about to lease a building, we can run through the lease document with you and let you know of any hidden clauses. Alternatively, we can prepare a list of special conditions to be included in a lease before you start. 

Knowing how much the rent can be increased, how much is to be paid in outgoings, any rent free periods (and when they apply), security requirements, upkeep and repair, and insurance obligations are all important items to understand for both landlord or tenant. 

Are you about to leave a
tenancy?

If you planning on leaving a tenancy and have found someone to take your place, it’s important to ensure the assignment of lease is done correctly. Otherwise you could still be liable for any breaches of lease that the new tenant makes. We can properly document that transition via an assignment of lease.

Not happy about a rent increase?

Every lease will contain a rent review clause, usually the rent is increased every year on the anniversary of the lease.

If you are unhappy about a rent increase you may have a right to a rent review which sets out the process for the rent to be impartially assessed based on market conditions.
